Good Morning AWESOME Ladies!!

Pat yourselves on the back……

WE HAVE WON THE GOLD !!!!

This award will be given out at the Awards Banquet during the WCR Mid Year Meetings on May 14th in Washing DC  (see attached schedule).

I have attached the 2009 Winners List….we are in the Large Chapter Division J  We were Silver in 2008 so we are moving up.

Thank You to Everyone for doing all the right things in 2009 and a BIG THANK YOU to Ellen Tidwell, Madam President 2009 for keeping us all on track and helping us achieve this honor as well as the entire 2009 Governing Board and Committee Chairs.

President Brandie Mathison-Klein is keeping the momentum going and running a smooth ship this year too!!

Attached you will find the Annual Report for 2010 in case you want to see what we need to accomplish this year to again achieve the GOLD.  Let’s all make sure and do our parts this year so we can easily meet our goals.  We truly have an AWESOME Chapter which is only possible because of the hard work from all of our AMAZING Leaders….YOU!!! Profile settings: Danger or Dollars?

“With FEAR of on-line identity theft

on the rise…

and  MARKETING budget dollars decreasing,

are Social Networking sites like FaceBook

and Twitter the ANSWER?”



Just wanted to share with you some helpful marketing info I discovered while researching Social Networking via Face Book and Twitter.
1. When setting up your profile, be sure to leave information you would normally include in a traditional print ad for job recruiting purposes visible. Work phone number & e-mail address should be marked “visible by everyone” to ensure possible employees searching your name are able to find you *quickly.”
2. Create both a work FB profile that you want visible to the general public & a personal friends & family account. This allows you to share as much or as little information with the world as you feel comfortable.
3. Remember FB & all social networking site are just a more interactive version of the phone book. A virtual yellow pages to the world that is completely FREE. Just remember, every good thing must be used in moderation & with a specific goal in mind.

*In November of 2009 Google incorporated social networking sites Twitter & Google into their web optimization search engines. This allows Google users to access real time information from millions of sources. (Savvy FB & Twitter users soon discovered their profiles became increasingly higher in searches as a direct result of their individual network usage (tweets/FB status changes) , making traditional web optimization practices outdated. What used to cost companies thousands of dollars can now be accomplished using current employees downtime to tweet or network.)

 FEATURE

 First-time Buyer Amount of Credit: $8000($4000 married filing separate)

First-time Buyer Definition for Eligibility: May not have had an interest in a principal residence for 3 years prior to purchase 

  Current Homeowner Amount of Credit: $6500($3250 married filing separate) 

Effective Date Current Owner: November 7, 2009 

  Current Homeowner Definition for Eligibility: Must have used the home sold or being sold as a principal residence consecutively for 5 of the previous 8 years.
 
  Binding Contract Rule: So long as a written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close.
 
 
  Income Limits: (Note: Increased income limits are effective as of date of enactment of bill) $125,000 – single, $225,000 – married, Additional $20,000 phase out 

 Limitation on Cost of Purchased Home: $800,000 November 7, 2009

 Purchase by a Dependent: as of November 7, 2009 Ineligible

  Anti-fraud Rule: Purchaser must attach documentation of purchase to

$8K Tax Credit: EXTENDED

Obama signs“That’s right! The rumors are TRUE…President Obama signed an extension & expansion of the first-time homebuyers tax credit last Friday.”

Here are the HIGHLIGHTS:

$8K tax credit will now be in effect through the end of June 2010.

Homebuyers MUST sign a contract before April 30 and close by June 30.

The income limits were  raised: Single buyers can now earn up to $125,000 and still get the full credit while a married couple can earn $225,000.

“The bill also made more homeowners eligible to claim the credit on their taxes.”

First-time buyers — those who have not owned a home in the past three years — still qualify for an $8,000 rebate.

NEW: people who want to trade up can now also qualify. Those who have owned and occupied a residence for at least five years out of the past eight can claim a $6,500 tax credit if they close on a purchase by the end of June.

VOTE “NO” on Ammendment 4

ralsc tallahasseeREALTORs and concerned citizen’s everywhere are buzzing about AMMENDMENT 4 (formerly known as Hometown Democracy). We no longer want to call it Hometown Democracy because most people think those words mean something entirely different from what Ammendment 4 really represents.

Ammendment 4 is another instance where the basic principal was sound, “allow the community to take an active stance on regulations regarding zoning, planning & growth in small towns all over Florida.” What they fail to explain to people is they have no funding towards educating these people who will be voting…

So, LONG STORY SHORT: We the people (usually uneducated about the issues) will be able to cast votes for every issue formerly governed by City Councils or City management. In theory, it’s wonderful…but what about the POWER OF THE PRESS???

We have all seen what people will do to get into the paper, imagine the chance to VOTE on an issue simply to get your name in the paper? Many believe that there are too many ways people can SWAY the vote. FREE giveaways to people who VOTE for this or that. FREE bus rides for people wanting to get out to the polls. The list COULD go on & on…

“Do you think there are people in America that would VOTE on an issue without being EDUCATED on the issues?”

“Do you believe it is worth the EXPENSE of individual ballots every time there is a VOTE for a variance, zoning issue, or approval for companies moving into the area.”

In researching the history of the Royal Ascot horse race <PEEK> held in the United Kingdom, I stumbled upon The British American Toastmaster!

British toastmasters are just a part of what makes the Royal Ascot one of the World’s most respected & well run horse racing events since Queen Anne founded it on August 11, 1711.  We are lucky enough to have our own local “Queen” Ann Dupee as our Model Citizen.<ANN DUPEE>

Long story short,  at the end of our fairytale a dashing distinguished gentleman, in an elegant red jacket steps up to rescue a damsel in distress.

REALTORS across the country share this time honored tradition of coming together as a team to brain storm, compare success stories, get updates on real estate related legal issues & recognize each others accomplishments or challenges. The rest of the world revolves around a 5 day work week but for REALTORS & real estate professionals, our Tuesday sales meeting are the sundial of our non stop work week!
